First purchase
Your first home, alone or as a couple: what you can borrow, the zero-rate loan if you are eligible, and a file that reassures the bank.

A first purchase is where a broker is most useful: the bank looks at your stability, your savings habits and the share of your income going to repayments. We prepare the file so that each of these questions has its answer before it is asked.
What we look at together
- Your borrowing capacity and the monthly payment you are comfortable with
- Your eligibility for the zero-rate loan (PTZ) and the employer housing loan, depending on the area, your income and the property
- The notary fees and the deposit to plan for
- The insurance of the loan, compared with the bank's
Documents to gather
Identity documents, last three payslips, last two tax notices, last three months of bank statements, the sale agreement once signed.
Good to know
A small deposit does not close every door, but it changes the conversation with the bank. We tell you honestly what to expect.

The law forbids any payment before the loan is obtained. If no bank says yes, you owe us nothing.
